The building is projected flexibly so that it can be used for multi-tenants or corporate headquarters.


It is a single building unit with a total constructed area of 32,655.78 sqm, of which 22,707.31 sqm are above ground for offices and 9,948.47 m2 are below ground for parking and facilities.


The building is developed in different volumes, distinguishing a lower zone or podium (ground, first, and second floors), a technical floor/transition terrace (third floor), and a high zone or tower (15 office floors).


The vertical communication cores are on the rear façade, common to all levels above ground. The evacuation and parking communication nuclei are located on floors below ground level. An additional communication core between the podium floors and the car park is intended for visits and service.


The ground floor gives access to pedestrians through the main entrance on a dead-end branch road that starts from Calle Méndez Álvaro with Calle Alpedrete. The entrance to the building is through a common access lobby on the ground floor that leads to the communication cores of elevators and stairs. There is exclusive access to the independent tertiary space on the ground, first, and second floors from Comercio Street.


The building is in a privileged position, at the end of the main axis, Méndez Álvaro, close to the Atocha and Méndez Álvaro stations, which offers 360-degree views of Madrid.


Comercio Street gives direct access to the underground parking area. The access ramp to the car park, as well as the communication ramps between the different floors, are two-way. For evacuation, the emergency exit can be accessed from below ground level with two stairs that connect the 4 basements with the ground floor. The basements also have access from the elevator core that connects the podium floors.


There is a fifth basement necessary to house cisterns and allow access to the main elevator shafts, which is accessed by means of a restricted-use staircase.


The ground floor and the two podium floors house an independent Tertiary Space, which can function both as an autonomous office concerning the tower and as commercial premises, in both cases with direct access from the street. This space has its communication core with two elevators and an exclusive staircase between the 3 floors. Elevators link these levels to the parking levels.


The third floor is a transition floor between the tower volume and the podium volume, with structural elements of great depth. This floor houses the UTAS corresponding to the podium floors. The machines are hidden in the central zone after an enclosure of slats. The rest of the perimeter terrace can be visited, with a landscaped area.


The 15 office-type floors have an open plan. Two exits have been planned from each of them towards two independent evacuation nuclei.


The office area, with a built area of 1,232.93 sqm per floor, has three glass façades. There are also two differentiated toilets per floor, as well as a Rack room associated with each office. The evacuation of the tower is solved using 2 independent stair cores.
