Context


The project is part of a recovery plan (also carried out by AREA Architects), of private initiative (cooperative), in urban planning agreement with the Municipality of Bolzano for the urban regeneration of an important part of the city: the areas “ex-Concordia” cinema and “Cristo Re” square. It is the result of a design competition (1st Prize) held by Cooperativa Cooperdolomiti in cooperation with the Curia of Bolzano. It involves a demo-reconstruction resulting in a residential body of 22 dwellings (on the site of the former Cinema Concordia), with an underlying two-story underground garage (40 car garages) and the recovery of the exterior surfaces of an important historic square, the Cristo Re Square. The new building enclosing the cloister is in close relationship with the square and church, the parish center and the commercial axis of Corso Italia. The entire quadrant, is located at the center of a residential area rich in public and private services.


Architectural Solutions


Starting point was the study of the spatial and functional relationships between the new residential volume, Christ the King Square, the Church and the commercial axis of Corso Italia. The preparatory analysis focused on the identification of critical issues related to the fragmentation of urban spaces, emphasized by the high green curbs, the lack of pedestrian continuity, and the widespread presence of parking lots in the square. This was followed by a viability analysis, with a focus on excluding interference between pedestrian, bicycle and vehicular flows to optimize accessibility and usability of the square and the new building. The objectives identified and achieved are expressive clarity with respect to function, constructive simplicity, contemporary, innovative, minimalist architectural image, harmonious integration into the built context through the study of alignments and heights, the completion of the Dominican cloister through the closure of the fourth side facing the building, and spatial continuity with the square and the ground-floor bicycle path achieved by detaching from the ground the entire volume, which is “suspended” on pilotis. Responses to these objectives generated the volumetric contours of the building, the architecture of which was better delineated in subsequent design steps: a purposeful “excavation” of the volume produced an interplay of voids and solids, which is presented with numerous, large, green loggias/terraces as strongly characterizing elements.


Materiality


Facade materiality and textures are characterized by a dichroma aesthetic that emphasizes the distinction between the darker, smoother interior living core and the hollowed-out envelope of the loggias, with a rougher, ridged surface, treated with softer colors.


Interior


The interior distribution of the living quarters is designed to optimize sunlight exposure and living comfort. The living areas (living room and kitchen) face south and have large windows to take advantage of direct sunlight. The sleeping areas and bathrooms, on the other hand, are positioned to the north with small openings. The main bathrooms are windowed, with natural ventilation and lighting.


Outdoor spaces


The outdoor spaces are designed to promote usability and integration with the square: the use of porphyry cubes reinforces the continuity. On the ground floor, protected spaces accommodate bicycles and wheelchairs. Public pedestrian and bicycle surfaces pass under the building on the ground floor and are identified by paving that differs from that used for the private areas of the building. The construction of the underground garage on two levels made it possible to significantly reduce the presence of cars on the surface and on the square. The position of the access ramp, strategically bordering the cloister, was designed not to impact the context and to “stitch up” the spatial arrangement of the surfaces facing the square.


Environmental and energy aspects


Plant technologies have been carefully designed to be integrated without impacting the aesthetics of the architecture. The project is ENZEB CasaClima “A nature” certified with high efficiency. Winter solar gain maximized and summer solar gain minimized by adopting terrace overhangs and sunshades with appropriate overhangs according to solar exposure.


Both the building envelope and systems are high-performance and energy-efficient. V.M.C. machines are integrated into the windows and doors with point system for each room. Heat pumps for heating and cooling with exploitation of renewable sources to reduce CO2 emissions (photovoltaic, solar thermal for domestic hot water production). With intelligent energy management, continuous monitoring of energy consumption and performance is guaranteed. The materials used are low environmental impact compared to the Climate House A Nature, preferring recycled and local materials.


Water resource management was given special attention, such as permeability of the land surface, collection of rainwater with reuse for irrigation, reduction of summer heat island effect and air pollution to reduce temperature and improve thermal insulation. In addition to the large green area on the roof and in the gardens, plants and vegetation have been placed on the terraces, which are equipped with large ponds with evergreen plants (270 plants) and drip irrigation system, from the degrees climatic and environmental benefits, such as filtering sunlight, air purification and reduction of fine particulate matter. The presence of trees and vertical gardens provides shade and air cooling through evapotranspiration.

Contesto


Il progetto rientra in un piano di recupero (anch’esso svolto da AREA Architetti), di iniziativa privata (cooperativa), in convenzione urbanistica con il Comune di Bolzano per la rigenerazione urbana di una parte importante di città: le aree cinema “ex-Concordia” e piazza “Cristo Re”. Esso è frutto di un concorso di progettazione (1°Premio) indetto dalla Cooperativa Cooperdolomiti in collaborazione con la Curia di Bolzano. Si tratta di una demo-ricostruzione che ha portato a un corpo residenziale di 22 alloggi (sul sedime dell’ex Cinema Concordia), con sottostante autorimessa interrata su due piani (40 box auto) e del recupero delle superfici esterne di un’importante piazza storica, la Piazza Cristo Re. Il nuovo edificio a chiusura del chiostro si trova in stretto rapporto con la piazza e con la chiesa, con il centro parrocchiale e con l’asse commerciale di Corso Italia. L’intero quadrante, si trova al centro di una zona residenziale ricca di servizi pubblici e privati.


Soluzioni architettoniche


Punto di partenza era lo studio delle relazioni spaziali e funzionali tra nuovo volume residenziale, Piazza Cristo Re, Chiesa e asse commerciale di Corso Italia. L’analisi propedeutica si è concentrata sull’identificazione delle criticità legate alla frammentazione degli spazi urbani, enfatizzata dalle alte cordonate del verde, alla mancanza di continuità pedonale e alla presenza diffusa di parcheggi nella piazza. Si è poi passati all’analisi viabilistica, con particolare attenzione all’esclusione di interferenze tra flussi pedonali, ciclabili e veicolari per ottimizzare l'accessibilità e la fruibilità della piazza e del nuovo edificio. Gli obiettivi individuati e raggiunti sono la chiarezza espressiva rispetto alla funzione, la semplicità costruttiva, l’immagine architettonica contemporanea, innovativa, minimalista, l’integrazione armoniosa nel contesto costruito tramite lo studio degli allineamenti e delle altezze, il completamento del chiostro dei Domenicani attraverso la chiusura del quarto lato prospicente l’edificio e la continuità spaziale con la piazza e la ciclabile al piano terra raggiunta staccando da terra l’intero volume, che risulta “sospeso” su pilotis. Le risposte a tali obiettivi hanno generato i contorni volumetrici dell’edificio, la cui architettura è stata meglio delineata nei successivi passaggi progettuali: un mirato “scavo” del volume ha prodotto un gioco di vuoti e pieni, che si presenta con numerose, ampie logge/terrazze verdi quali elementi fortemente caratterizzanti.


Materialità


La matericità e le texture di facciata sono caratterizzate da un’estetica dicroma che enfatizza la distinzione tra il nocciolo abitativo interno più scuro e liscio e l’involucro scavato delle logge, dalla superficie più ruvida e rigata, trattato con colori più tenui.


Interni


La distribuzione interna degli alloggi è studiata per ottimizzare l’esposizione alla luce solare e il comfort abitativo. Le zone giorno (soggiorno e cucina) sono orientate a sud e dotate di ampie vetrate per sfruttare l’irraggiamento diretto. Le zone notte e i bagni invece sono posizionati a nord con aperture ridotte. I bagni principali sono finestrati, con aerazione e illuminazione naturali.


Spazi esterni


Gli spazi esterni sono progettati per favorire fruibilità e integrazione con la piazza: l’uso di cubetti in porfido ne rafforza la continuità. Al piano terra, spazi protetti accolgono biciclette e carrozzine. Le superfici pedonali e ciclabili pubbliche passano sotto l’edificio al piano terra e sono identificate da una pavimentazione che si differenzia da quella utilizzata per le aree private del palazzo. La realizzazione dell’autorimessa interrata su due livelli ha consentito di ridurre sensibilmente la presenza di auto in superficie e sulla piazza. La posizione della rampa di accesso, strategicamente al confine con il chiostro, è stata studiata per non impattare con il contesto e per “ricucire” l’assetto spaziale delle superfici prospicenti la piazza.


Aspetti ambientali ed energetici


Le tecnologie impiantistiche sono state attentamente studiate per essere integrate senza impattare sull’estetica dell’architettura. Il progetto è certificato ENZEB CasaClima “A nature” ad alta efficienza. L’apporto solare invernale massimizzato ed estivo minimizzato adottando aggetti terrazze e frangisole con adeguate sporgenze in base all’esposizione solare. Sia l’involucro edilizio che gli impianti sono ad alte prestazioni e ad alta efficienza energetica. Le macchine V.M.C. sono integrate nei serramenti con sistema puntuale per ciascuna stanza. Pompe di calore per il riscaldamento e il raffrescamento con lo sfruttamento dei fonti rinnovabili per ridurre le emissioni di CO2 (fotovoltaico, solare termico per produzione di acqua calda sanitaria). Con la gestione intelligente dell’energia si garantisce un monitoraggio continuo dei i consumi e le prestazioni energetiche. I materiali usati sono a basso impatto ambientale rispetto la Casa Clima A Nature, preferendo materiali riciclati e locali.


Alla gestione delle risorse idriche è stato dato particolare attenzione, come la permeabilità della superficie territoriale, la raccolta delle acque meteoriche con riutilizzo per irrigazione, la riduzione dell’effetto “isola di calore estiva” e dell’inquinamento atmosferico per ridurre la temperatura e migliorare l'isolamento termico. Oltre alla grande superficie verde in copertura e nei giardini, sono state inseriti piante e vegetazione sulle terrazze, i quali sono dotate di grandi vasche con piante sempre verdi (270 piante) e sistema di irrigazione a goccia, dai gradi vantaggi climatici e ambientali, come il filtraggio dei raggi solari, depurazione dell’aria e riduzione delle polveri sottili. La presenza di alberi e giardini verticali fornisce ombra e raffrescamento dell’aria attraverso l'evapotraspirazione.
