Long Plaza is a contemporary mixed-use commercial development in Kigali, Rwanda, designed to bring together retail, banking, healthcare, dining, and professional services within a single integrated destination. Conceived as a vibrant urban hub, the project combines modern commercial architecture with open-air terraces, transparent façades, and flexible public spaces to create a dynamic environment for business, leisure, and community interaction.


Located within one of Kigali’s growing commercial districts, Long Plaza is designed to function not only as a retail center but also as a lifestyle destination that supports everyday activities, social engagement, and economic growth. The project establishes a strong urban presence through its layered architectural form, active street frontage, and contemporary material palette.


Architectural Concept
The design is based on the principles of transparency, accessibility, and spatial layering. Rather than creating a conventional shopping center, the project introduces a vertical mixed-use environment where retail, services, healthcare, and dining functions are organized across multiple levels and connected through a clear circulation system.


Projecting terraces, extensive glazing, and exposed structural elements contribute to a distinctive architectural identity while enhancing user experience. The building's layered composition creates visual depth and encourages interaction between interior and exterior spaces.


The result is a commercial complex that responds to Kigali's urban growth while offering flexible spaces for businesses, restaurants, and public activities.


Functional Program
Ground Floor – Retail and Public Access
The ground floor serves as the primary interface between the building and the city.


Multiple entrances provide direct access from the street and improve pedestrian connectivity. Retail units accommodate a variety of everyday services including pharmacies, convenience stores, banking facilities, and branded showrooms. Transparent storefronts activate the streetscape and strengthen the building's commercial presence.


The entrance lobby creates a welcoming arrival experience while providing clear access to upper levels.


First Floor – Retail and Wellness
The first floor expands the commercial program with additional retail units and wellness-oriented businesses.


Flexible floor layouts allow spaces to be adapted to different tenant requirements, supporting long-term commercial viability. Restaurants, cafés, and fitness-related functions contribute to a diverse mix of activities that attract visitors throughout the day.


Second Floor – Healthcare and Commercial Services
The second floor accommodates professional services, including healthcare facilities such as dental clinics alongside additional food and beverage spaces.


The combination of healthcare and commercial functions increases daily visitor traffic and broadens the building's appeal to a wider range of users.


Third Floor – Dining and Social Spaces
The upper level is dedicated to restaurants, cafés, and leisure-oriented functions.


Large outdoor terraces extend from the dining areas, creating semi-open spaces that take advantage of Kigali's favorable climate. The terraces provide panoramic views while encouraging social interaction and outdoor dining experiences.


Double-height volumes and generous glazing maximize daylight penetration and strengthen visual connections between interior and exterior spaces.


Circulation and Accessibility
A clear circulation strategy organizes movement throughout the building.


Strategically positioned staircases, elevators, and service cores connect all levels efficiently while maintaining intuitive wayfinding. The circulation system encourages visitors to move naturally from the active retail spaces at ground level toward the social and dining environments located on the upper terraces.


Multiple access points improve permeability and strengthen the relationship between the building and the surrounding urban context.


Façade Design and Materiality
Transparent Commercial Façade
The building utilizes extensive glass curtain walls to maximize natural light and establish visual transparency between commercial spaces and the public realm.


The transparent façade strengthens the retail character of the development while improving visibility for tenants and creating an inviting atmosphere for visitors.


Terraces and Shading Elements
Projecting terraces wrapped with warm timber soffits create a strong architectural identity while providing effective solar protection. These horizontal elements introduce human scale and add depth to the building elevation.


Structural Expression
Exposed inclined steel columns support the cantilevered terraces and become a defining architectural feature. The structural system contributes to the visual dynamism of the project while expressing the relationship between architecture and engineering.


Material Palette
A combination of glass, steel, and timber creates a balance between contemporary aesthetics and natural warmth. The material selection enhances durability while establishing a distinctive visual character within Kigali's commercial landscape.
