Mixed-Use Commercial Hub Integrating Retail, Offices, Water Features and Public Spaces in Kigali Kigali / Rwanda / 2025
Kicukiro Hub
Kicukiro Hub is a mixed-use commercial development in Kigali, Rwanda, designed to combine retail, dining, office, and social functions within a contemporary architectural framework. Located in the rapidly growing district of Kicukiro, the project aims to create a vibrant urban destination that encourages business activity, community interaction, and outdoor living.
The architectural concept is centered on fluid circulation, strong indoor–outdoor connections, and a distinctive sculptural identity. Rather than functioning as a conventional shopping center or office building, Kicukiro Hub is conceived as a dynamic urban hub where commerce, leisure, and public life intersect.
A defining feature of the project is its integration of water, landscape, and architecture. Reflecting pools, timber walkways, and outdoor seating platforms create an engaging public realm that extends beyond the building itself. These elements transform the development into a destination where visitors can gather, socialize, work, and relax within a unique environment.
Ground Floor – Retail, Restaurants, and Public Space
The ground floor serves as the commercial heart of the development, accommodating retail shops, restaurants, cafes, and public gathering areas.
Outdoor dining platforms are positioned within shallow reflecting pools and connected through timber walkways, creating a memorable open-air experience. Circular wooden decks function as both seating areas and architectural focal points, while the surrounding water features enhance the visual quality of the public space and contribute to a comfortable microclimate.
Large transparent façades establish a strong relationship between indoor commercial spaces and the surrounding landscape, encouraging pedestrian activity and maximizing visibility for retail tenants.
First Floor – Dining and Retail Terraces
The first floor expands the retail and food-and-beverage program through a series of outdoor terraces overlooking the public spaces below.
Restaurants and cafes benefit from direct access to terrace seating areas, creating a seamless transition between interior and exterior environments. These elevated outdoor spaces strengthen the connection between the different levels of the development while offering visitors panoramic views of the water features, timber decks, and surrounding urban context.
The layered terrace design enhances the social character of the building and provides flexible spaces for dining, events, and informal gatherings.
Second Floor – Contemporary Office Spaces
The upper level is dedicated to modern office spaces designed to accommodate a variety of businesses, startups, and professional services.
Flexible floor plans allow different workspace configurations while large glass façades maximize natural daylight and create comfortable working environments. The office floors maintain visual connections to the terraces, landscape elements, and city views, reinforcing the project's open and collaborative character.
An external staircase connects the upper levels and serves as a sculptural architectural element integrated into the façade. Beyond its functional role, the staircase contributes to the building's visual identity and strengthens the relationship between circulation and architecture.
Contemporary Architecture for Kigali
Kicukiro Hub represents a contemporary approach to mixed-use architecture in Kigali. By integrating retail spaces, restaurants, cafes, offices, public terraces, water features, and outdoor social spaces within a single development, the project creates a destination that supports both economic activity and community engagement.
The combination of transparent façades, layered terraces, landscaped public areas, and iconic architectural forms establishes Kicukiro Hub as more than a commercial building. It becomes an urban landmark that encourages innovation, leisure, entrepreneurship, and social interaction within one of Kigali's fastest-growing districts.
Designed as a catalyst for urban life, Kicukiro Hub demonstrates how mixed-use commercial architecture can contribute to the creation of vibrant, people-centered environments in Rwanda and across East Africa.
