The project is part of a larger master plan by Oppenheim Architecture, the Vlore Beach Urban Development, which spans 20,465 square meters between the old town, the Soda Forest, and the Bay of Vlore. With multiple projects underway in Albania and a dedicated studio in the country’s capital staffed by local architects, planners, and designers, Oppenheim Architecture has been a long-standing contributor to Albania’s strategic transformation. Vlore Beach Tower further demonstrates how Oppenheim Architecture's thoughtful design is playing a leading role in shaping Albania’s built environment.


“Vlore Beach Tower reflects the Spirit of Place, a guiding principle of Oppenheim Architecture,” said Beat Huesler, Europe Director of Oppenheim Architecture. “As the first project we will build in Vlore, it anchors our larger masterplan design that unites architecture, landscape, and everyday life with Albanian culture.”


Featuring a warm reddish hue, the facade of the tower is clad in bush-hammered concrete that echoes the color palette of the local mineralized landscape. A pattern of large-scale recesses punctuates the building’s exterior, framing views while reinterpreting traditional Albanian window forms in a contemporary expression.


The base of the tower is carved away to form a pedestrian plaza that connects directly to the promenade, retail frontage, and marina. A vertical LED media wall enlivens the space with community storytelling, digital art, and light-based installations. Inside, the tower has 107 residential units, ranging from one-bedrooms to duplex penthouses configured to maximize natural light and views, and upper-level residences feature terraces that merge indoor and outdoor living. The residential entry, office lobby, below-grade garage, and rooftop bar are all accessed independently, allowing for fluid circulation and a maximization of walkable public space.


As the southern coastline of Albania continues to grow, Vlore Beach Tower demonstrates an integrated connection between life, culture, and architecture. Reflecting the deep investment of Oppenheim Architecture in Albania, Vlore Beach Tower is a place where city and sea converge into a meaningful urban and residential experience.
