SAWA’s design is based on four key core values: CO2 reduction, enhancing biodiversity, and creating a circular building with affordable housing for an inclusive community. The exceptional feature is that the building is constructed entirely of CLT (cross laminated timber), whereby the use of concrete is kept to a minimum. This makes SAWA the first fully tall wooden residential building in Rotterdam. The building is distinctive in its appearance due to the generous green terraces, which refer to the history of the location and at the same time reinforce the biodiversity in the neighbourhood.

SAWA is a low-installation building, with a healthy indoor climate and possibilities for future adaptations. The houses are equipped with cross ventilation and temperature plus CO2 controlled ventilation valves in the facade.

It not only the healthiest building in the Netherlands, it is also energy-neutral. By using PV panels on the roofs in combination with “remote solar”, sustainable district heating and other sustainable measures, SAWA has achieved an EPC of 0. This makes SAWA as a building energy-neutral, both after realisation and during the construction process. After completion, SAWA itself generates the energy it needs for the communal facilities. The solar panels on the roof power the lift, the lighting in the galleries and the electric cars and bicycles.

Het ontwerp van SAWA is gebaseerd op vier belangrijke kernwaarden: CO2 reductie, het versterken van de biodiversiteit, en het maken van een circulair gebouw met betaalbare woningen voor een inclusieve community. Exceptioneel is dat het gebouw volledig in CLT (cross laminated timber) is gebouwd, waarbij het gebruik van beton tot een minimum is beperkt. SAWA is daarmee het eerste volledig hoge houten woongebouw in Rotterdam. Het gebouw is onderscheidend in zijn verschijningsvorm door de royale groene terrassen, waarmee wordt gerefereerd naar de geschiedenis van de locatie en tegelijkertijd de biodiversiteit in de wijk wordt versterkt.

SAWA is een installatie-arm gebouw, met een gezond binnenklimaat en mogelijkheden voor aanpassingen in de toekomst. De woningen zijn voorzien van kruisventilatie en temperatuur plus CO2 gestuurde ventilatiekleppen in de gevel.

SAWA is niet alleen het gezondste gebouw van Nederland, het is ook energieneutraal. Door ondermeer PV-panelen op de daken in combinatie met “zon op afstand”, duurzame stadsverwarming en overige duurzame maatregelen, heeft SAWA een EPC van 0 bereikt. Hiermee is SAWA als gebouw energieneutraal, zowel na realisatie als gedurende het bouwproces. Na oplevering wekt SAWA zelf de energie op die het nodig heeft voor de gemeenschappelijke voorzieningen. De zonnepanelen op het dak voeden o.a. de lift, de verlichting op de galerijen én de elektrische deelauto’s en fietsen.
