Hotel renovation Xativa 20 | JSJ ARQUITECTOS

Xàtiva 20 stands at the edge of Valencia’s historic center, facing València Nord train station. Built in 1925 and later converted into offices, the building had lost much of its original residential character. The project transforms it into a 15-unit apartment hotel while respecting strict heritage protections.

The main challenge was to meet current standards for safety, acoustics, and accessibility without damaging the protected structure. The design avoids major structural intervention by placing new elements in secondary areas. A new stair provides a second means of egress, and the lobby is reworked to create step-free access to the elevator.

The project is based on revealing the building’s identity rather than replacing it. Later office additions were removed to recover a clear residential layout and restore the rhythm of the original façade. The apartments are organized efficiently across five floors, with compact, naturally lit units and concentrated service areas.

The material approach focuses on repair and continuity. Historic features such as marble, ironwork, wood, and plaster ceilings were restored, while façades and windows were upgraded with compatible materials and better performance. The result is a careful hospitality conversion that preserves the building’s character and gives it a new long-term use.
