ILCAM, a global leader in the production of frontals for the furniture industry, has its historic headquarters in Cormons (Gorizia) and operates through 11 strategic units across Italy and abroad. In Cormons, the production compound includes the Headquarters, manufacturing areas, and spaces dedicated to logistics. In 2021, the Ownership decided to embark on a further growth path by developing a new plant of approximately 8,000 sqm, located opposite the main headquarters, through the acquisition and demolition of an existing industrial building.

This expansion became a concrete opportunity both to rethink production and processes, and to define a new identity for the entire industrial complex. The project defines the new building as a central element, capable of establishing a dialogue with the existing facilities, as well as with the sky and surrounding trees, its color continuously shifting throughout the day through the shape and finish of its iridescent envelope. Like many companies shaping the industrial landscape, ILCAM is composed of a series of structures that have grown and evolved over time (from headquarters to production areas, warehouses, technical spaces, maneuvering yards, and parking areas), naturally occupying the available spaces in a functional manner. The opportunity of the new building allowed GEZA to give a deeper and more critical meaning to this new phase of growth. The starting point was the demolition of an existing structure.

GEZA operates within the field of brownfield development: refunctionalizing a site represents a regenerative approach, as it avoids land consumption while restoring the area in terms of permeability, control of pollutants and reorganization of technological infrastructure. Secondly, the new building has been entirely tailored to ILCAM’s needs, both for the production areas, where machinery defines dimensions and spatial requirements and for warehouse spaces and inbound and outbound logistics areas.

To these two aspects, GEZA adds a new architectural identity, flexible and efficient, through the design of customized façades that function as brise-soleil, revealing or concealing internal functions and defining the new entrance as the relational core of the complex. A double-height corner cantilever forms a portico that engages with the surrounding ILCAM compound. The high quality of the company’s production is revealed internally in the large longitudinal showroom, which hosts the products in which the company is a leader.

Landscape design becomes the connecting element between the building and its surroundings: this new facility is the first without fences. A large geometric dune creates a natural podium that separates the building from the paved areas, establishing connections with the existing tree-lined avenues, both primary and secondary, that define the entire industrial area. This strongly transformative feature of the new facility has triggered, and will continue to drive in the future, the partial and total restyling of adjacent buildings. This will occur not only through the unification of colors across existing façades, almost an visual rebranding, but also through future interventions on façades, the quality of open spaces, connection areas, overall logistics, parking systems and the modernization of the entire complex.

Technical report

The new building constructed for ILCAM (replacing a pre-existing structure) expands the Cormons compound, which already accommodates the Headquarters, several production facilities, warehouses, maneuvering areas, and large technical volumes. The L-shaped building is located at the entrance of the compound, between the two main road axes of the industrial area.

The new building also represents the new entrance: the symbolic value of the façades and the landscape system, organized around a dune with a geometrically variable section in relation to the rows of trees, are designed to enhance the overall quality of the site. The building acts as a gateway, with a main façade that both welcomes and presents itself through a symbolic, cantilevered, double-height glazed volume that marks and protects the main entrance.

This main façade develops over three levels, although the overall scale of the intervention is not fully revealed from the outside. Offices and services are located on the ground floor; the showroom and training room are on the first floor; while all technical systems are concealed on the upper level. The façade design reflects the functional organization through a tripartite composition, not aligned with floor slabs, consisting of a glazed portion, micro-perforated metal panels (acting as brise-soleil), and a solid upper section.

The other side of the L-shaped volume, oriented southeast and extending for 170 meters, accommodates new machinery and advanced production technologies, around which the building has been custom- designed. Here, the long façade takes its rhythm from the projecting corner head. The two inner sides of the L host adjacent loading bays, based on a technology that prevents moisture from affecting the wood composite panels during IN and OUT operations.

Internally, this new building is the only one within the ILCAM compound to integrate all functions: those dedicated to people (offices, changing rooms, training room, services, showroom), as well as production- related activities (multiple production lines, automated enclosed warehouse, open storage areas), along with logistics and IN/OUT flow areas.

Furthermore, as this 8,000 sqm facility represents the most innovative facility within ILCAM’s production chain, it has been designed to host client visits. This includes both the showroom (finished products and samples) and along the double balaustrade at first-floor level, overlooking the production area and part of the warehouses (processing and product testing). Within the large double-height volume, visitors can also appreciate the overall scale and complexity of the entire Cormons compound.

Particular attention has been given to construction technologies, with the aim of creating a building envelope consistent with the quality of the final product: efficiency and attention to detail, comfort and acoustic insulation, solar control calibrated according to façade orientation, compliance with environmental criteria, and photovoltaic panels on the roof, carefully concealed from.

Flexibility has also been a key aspect of the design, allowing for future reconfiguration of functions in response to potential transformations or expansions. Conceived in this way, the new building has initiated the first phase of “contamination” across the existing ILCAM facilities: new chromatic interventions on façades, reorganization of open spaces, and removal of unnecessary additions. These initial actions will be followed by further phases of functional and aesthetic restyling, aimed at the overall regeneration and enhancement of the ILCAM compound.

ILCAM, leader mondiale nella produzione di frontali per l’industria dell’arredo, ha la propria sede storica a Cormons (Gorizia) e lavora in 11 unità strategiche fra Italia ed estero. A Cormons il Comparto produttivo contiene gli Headquarters, le aree produttive ed altre dedicate alla logistica. Nel 2021 la Proprietà decide di intraprendere un ulteriore percorso di crescita, con la realizzazione di un nuovo stabilimento di circa 8000 mq, di fronte alla sede principale, acquisendo e demolendo un capannone preesistente.

L’operazione di ampliamento è divenuta una concreta occasione sia di ripensamento in termini produttivi e di processo, che di individuazione di una nuova identità per tutto il comparto industriale. Il progetto, infatti, individua il nuovo fabbricato come edificio centrale, capace di relazionarsi con le aree e gli stabilimenti preesistenti, così come si relaziona con il cielo e con gli alberi vicini, cambiando continuamente colore durante il giorno, grazie alla forma e alla finitura della sua pelle cangiante.

ILCAM, come moltissime Aziende che compongono il paesaggio industriale, è costituita da una serie di manufatti cresciuti e sviluppatisi nel tempo (dagli headquarters, alle produzioni, ai magazzini, alle aree tecniche, ai piazzali di manovra ed ai parcheggi), in modo naturale, occupando in modo funzionale gli spazi via via a disposizione. L’occasione del nuovo fabbricato ha significato per GEZA dare un senso profondo e critico a questa nuova fase di crescita. Il punto di partenza è stata la demolizione di un fabbricato esistente. GEZA lavora nel campo del brownfield: rifunzionalizzare un lotto è una forma rigenerativa perché oltre a non esserci consumo di suolo, le aree vengono rimesse a norma in termini di permeabilità, di controllo degli agenti inquinanti e di ri-sistemazione delle reti tecnologiche.

Secondariamente il nuovo fabbricato è stato totalmente cucito su misura in base alle esigenze di ILCAM, sia per le parti produttive, dove i macchinari danno le regole delle lunghezze e degli ingombri, sia per le parti di magazzino e delle aree di in e out logistico. A questi due elementi GEZA ha aggiunto una nuova identità architettonica, flessibile ed efficiente, realizzando facciate customizzate che fungono anche da frangisole, svelando o meno le funzioni interne e disegnando il nuovo ingresso come “centro” relazionale dell’intero ambito. L’aggetto d’angolo a doppia altezza crea il portico che dialoga con tutto il comparto ILCAM circostante. La grande qualità del prodotto si svela internamente nel grande Showroom longitudinale che raccoglie i prodotti cui l’Azienda è leader.

Il disegno del verde diventa l’elemento di congiunzione fra l’edificio ed il paesaggio circostante: questo nuovo stabilimento è il primo che non ha recinzioni; una grande duna geometrica crea un podio naturale che separa l’edificio dalle parti asfaltate, cercando le connessioni con i preesistenti viali alberati, principali e secondari, che disegnano tutta la zona industriale. Questa caratteristica fortemente trasformativa del nuovo stabilimento ha innescato, e continuerà a farlo anche in futuro, il restyling parziale e totale dei fabbricati adiacenti. Non solo attraverso l’unificazione dei colori di tutte le vecchie facciate, quasi un re-branding visivo, ma anche lavorando in futuro sulle facciate, sulla sostanza degli spazi aperti, delle aree di connessione, sulla logistica generale, sui parcheggi, sulla modernizzazione di tutto il comparto.

Relazione tecnica

Il nuovo fabbricato realizzato per ILCAM (in sostituzione di un vecchio fabbricato preesistente) amplia il Comparto di Cormons, che già ospita gli Headquarters, diversi stabilimenti produttivi, magazzini, aree di manovra e grandi volumi tecnici. Il fabbricato, disegnato ad “elle”, è localizzato all’ingresso del Comparto, fra i due assi stradali principali della zona industriale.

Il nuovo edificio rappresenta anche il nuovo ingresso: il valore simbolico delle facciate ed il sistema del verde, organizzato attorno ad una duna a sezione geometrica variabile in relazione ai filari alberati, sono pensati per dare qualità a tutto l’insediamento. Il nuovo edificio rappresenta anche ingresso con un fronte principale che da un lato accoglie, e dall’altro si mostra con un volume simbolico, vetrato a doppia altezza ed aggettante che indica e protegge l’ingresso principale. Questo fronte principale si sviluppa su tre livelli, ma dall’esterno la percezione della scala dell’intervento non viene svelata; uffici e servizi si collocano al piano terra; showroom e sala corsi al piano primo; tutte le centrali impiantistiche nascoste al piano superiore. Il disegno delle facciate riflette l’organizzazione funzionale attraverso la tripartizione, non divisa sui solai, fra parte vetrata, lamiere microforate (con funzione brise-soleil), e parte cieca in alto.

L’altro lato della “elle”, orientato a Sud-Est, e lungo 170 metri, accoglie i nuovi macchinari e le nuove tecnologie produttive, attorno alle quali l’edificio è stato costruito su misura. In questo caso il disegno della facciata lunga prende il ritmo dalla testata d’angolo aggettante. I due lati interni della “elle” ospitano le bocche di carico affiancate, secondo una tecnologia che consente, durante le fasi di IN e OUT, di non portare umidità alle pannellature dei compositi di legno.

Internamente questo nuovo edificio è l’unico dell’insediamento di ILCAM che contiene tutte le funzioni, sia quelle dedicate alle persone (uffici, spogliatoi, sala corsi, servizi, showroom), sia quelle produttive (linee diverse di produzione, magazzino chiuso automatizzato, magazzini aperti), aree logistiche e di flusso IN e OUT. Inoltre, essendo questo fabbricato (da 8.000 mq) il più innovativo nella filiera di ILCAM, è stato pensato per la visita dei clienti, sia nello showroom (prodotto finito e campionature), sia lungo la doppia balaustra che dal piano primo guarda l’area produttiva e parte dei magazzini (lavorazione e test sui prodotti). I Clienti, inoltre, all’interno del grande volume a doppia altezza, possono apprezzare tutta la visione della complessità e dell’estensione dell’intero Comparto di Cormons.

Particolare cura è stata dedicata alle nuove tecnologie costruttive con l’obiettivo di realizzare un contenitore coerente con la qualità del prodotto finito: efficienza e cura dei dettagli, comfort ed isolamento acustico, controllo solare calibrato in base agli orientamenti delle facciate, adeguamento ai Criteri Ambientali, pannelli fotovoltaici in copertura, opportunamente schermati alla vista.

Fondamentale, inoltre, è stata la flessibilità costruttiva per poter rimodulare le funzioni in base ad eventuali future trasformazioni o implementazioni. Pensato in questo modo, il nuovo edificio ha iniziato la prima fase di “contaminazione” sugli edifici ILCAM preesistenti: nuovi interventi cromatici sulle facciate, sistemazione, degli spazio aperti, eliminazione di superfetazioni non più necessarie. A queste prime azioni seguiranno ulteriori fasi di restyling sia funzionale che estetico, orientate alla rifunzionalizzazione e alla rigenerazione complessiva di ILCAM.
